Upgrades will include guest rooms, restaurants, conference facilities, public areas and a new club lounge.
Southern Sun recently secured a new 50-year lease for the beachfront site, and the development forms part of broader efforts to revitalise Durban's Golden Mile.
Industry leaders have said the project reflects growing confidence in the city and should support both leisure and business tourism.
